Thoughts on building an email list.
The days of a generic lead magnet are long gone, not that some people realise.
Work out what the source people really want, find a PLR for that and change the format, i.e. PDF to video, video to PDF, either to audio etc.
Spin it first and then rewrite it, so it reads as if it really was written by a human.
ChatGPT or Frase can easily rewrite each paragraph for you before running it through Grammarly and adding the human touch if you prefer that to spinning.
Get some graphics from Fiverr, find some supporting videos on YouTube or Vimeo and bundle the whole lot together as a course.
Drip feed through an autoresponder, ProductDyno or your website.
This way, you are producing something unique, reasonable quality, but still reasonably generic.
This means you can upsell the advanced version, which you'll have to create or sell as an affiliate.
As an aside, running this as an email series is an excellent way to train them to open your emails, and you can use double opt-in "to make sure that you did request this and not someone using your email address".
Your lead magnet becomes a course with a real-world value that you provide for free, but you have an upsell on the thank you page for an advanced version.
You promote the advanced version in every email of the course.
On completion of the course, you can either put those subscribers on your regular email list or offer them another free course on a similar but complementary subject.
A great place to get started building this list is https://go.wm-tips.com/llhome.
This is an easy platform to use with a built-in page builder, autoresponder and traffic.

P.S. If you want more info on how to use LeadsLeap, I have free training here https://llpgpro.com/gnnzcmsw/, no opt-in required, and you get five training videos on how you use LeadsLeap.
